It may seem counterintuitive to consider purchasing a property on the Outer Banks in the Fall. It’s the beach and the best time to enjoy the beach is the summer. There are some good reasons for not waiting until the spring or summer to own here.
First, there are some tax write-offs that might be available to you. Many buyers can write off closing expenses. Many buyers will also have the ability to depreciate this asset against their 2025 income. Second, if you wait until Spring to purchase, the property may already be fully rented for the summer. State law requires that buyers honor the weeks that are rented 180 days after closing. That means if you close on the house after March 1 then you may not be able to occupy it during the summer weather until after Labor Day. Purchasing in the fall gives you the opportunity to cancel some weeks if you want to use it during the summer season. Third, purchasing in the Fall gives you the ability to make some improvements before the renters show up. Most sellers don’t have their home in tip top shape. It’s much easier getting contractors to complete projects during the winter. Those same contractors will likely have full schedules in April and May. One additional advantage that is worth mentioning here is that you’ll likely have less competition with other buyers this time of year.
