Jeff Scott with Scott Team Realty -Outer Banks Market Updates: The first quarter of 2026 was very similar in sales as the same quarter in 2025.  The first quarter of 2025 had 473 sales in our local MLS system.  That same time period of 2026 had 451. That’s only a 4% reduction.  That small difference can likely be attributed to the poor weather of January and February.  Scott Team Realty also tracks the number of contracts written in our MLS.  We do that on or about the fifteenth of every month.  By waiting a couple weeks into the next month, we avoid counting the occasional contract that is voided by the buyer. 

March contracts were up about 10% over March of 2025.  One additional statistic we actively track is the number of listings.  Inventory is slightly lower this year in April than it was in April of 2025.  As of this writing, we have more buyers looking at real estate than we have since at least last fall. However, these buyers are still very price sensitive. Homes that buyers see as a good value, often end up with quick offers.  On the other hand, if a buyer does not like the price, it’s likely they won’t make an offer.  The agents at Scott Team Realty are in this market every day and have been for decades.  Feel free to contact us.
