What real estate websites should I use when searching OBX properties?
Not all websites offer the same information on property for sale on the Outer Banks. In fact, you’d be surprised how much they differ. Getting accurate and up-to-date information on Outer Banks property for sale saves you time and energy. There’s nothing more frustrating than finding a house that looks promising and then spending an hour finding out it was sold three months ago.
If you look at real estate portal statistics, the website with the most clicks is Zillow. There’s a reason for that. In today’s market, their information is updated multiple times a day. Another national real estate portal that has almost current information is realtor.com. As of this writing, some of the other national real estate portals like Redfin and Homes.com don’t update their information as frequently. In fact, on homes.com recently had some listings of homes in Duck that had not been on the market for months.
One negative about all these national real estate portals is that none of them have critical local information. For example, they don’t often have flood zone information or income and expense information. That’s because they are national chains and are not able to customize the data for this specific market. Outer Banks Realtors do input these fields into the local MLS system. Some local real estate portals do have this information. Just searching on one real estate portal likely will not get you enough information to make an informed decision about a specific property. When searching for an Outer Banks property, it’s a good idea to be viewing properties though one of the better national real estate portals and a local Realtor’s portal at the same time.
